This project showcased the option of stain and seal for back patios. It offers color, shine, and long term protection with Coval glossy clear coating

The Process:

  1. Surface Preparation: Our team began by thoroughly cleaning with an acid etch solution that was neutralized and then power washed. This removed heavy dirt and rust contaminants. It allows for color additive to be absorbed and the acid also creates more color transitions. This will give the floor more character.
  2. Color Additive: A specialized acetone stain is mixed with acetone. With the proper proportions a color the customer requested can be achieved.
  3. Curing Process: The first coat of stain coating was evenly applied, providing a consistent color across the patio sections.
  4. Topcoat Application: The final coat of durable, high-performance Coval Gloss Sealer. Protecting long lasting color and defending with 100% UV stability.
  5. Curing Process: The coating was allowed to cure according to manufacturer specifications, ensuring optimal durability and performance.

Key Challenges and Solutions:

  • Very Porous Concrete: This concrete would require more stain and more top coat. So this would be more costly to the customer. But, with Brandon Alavares’ experience in the concrete coatings installation, he was able to recommend Coval primer. This primer would prevent the excess product and simplify the coating application.
  • Rust, Dirt, Cracks: They had large rust stains from an old bar-b-que pit that had rusted. Also, the homeowner had years of dirt caked on the concrete. Finally the concrete was cracked in a couple of spots. The rust and Dirt came right off with an acid etch cleaning. The cracks can be filled to prevent water intrusion. But the customer decided on leaving the cracks alone to add a rusted character to the back yard.
  • Color Choices: The customer had color choices in mind and to achieve the look we provided color samples. Ultimately as the colors were applied one color was a little light. So, in this case we were able to reapply additional stain and it came out perfectly. When working with stain it is important to understand different concrete absorbs to color at a different rate. It is good to try a spot that will not be seen to experiment and find the right option.


Project Outcome:

The completed patio floor not only looks stunning but also provides a durable, low-maintenance surface. The homeowner is thrilled with the result and it was completed just before the holidays. Now the whole family can enjoy!
